Most Northeast Ohio homes look best with a house wash every 1–2 years. Shaded or north-facing siding may need it every year because of green algae. Driveways and patios usually need it every 1–3 years. Spring and early fall are the best times.
Ohio's humid summers and shady, tree-lined streets are ideal for algae and mildew. That green film on the north side of the house is the most common thing we see.
How often, by surface
- Vinyl siding: every 1–2 years. Every year on shady or north-facing sides.
- Roofs with black streaks: as needed. The streaks are algae, and they come back slowly after a soft wash.
- Driveways and sidewalks: every 1–3 years, depending on shade and traffic.
- Decks and fences: every year or two, especially before staining or sealing.
Why siding turns green
Siding that gets little direct sun stays damp longer, and algae grows on the damp surface. Trees, shrubs close to the house and sprinklers make it worse.
Pressure washing vs. soft washing
High pressure is right for concrete and pavers. Siding and roofs should be soft washed with low pressure and a cleaning solution. High pressure on vinyl can force water behind the panels, and on shingles it can strip the granules.
Best time of year in Ohio
- Spring: washes off winter grime and road salt.
- Early fall: gets the house clean before winter, and before holiday lights go up.

FAQ
Is pressure washing safe for vinyl siding?
Yes, when it's done with a low-pressure soft wash. High pressure on vinyl can force water behind the panels.
What are the black streaks on my roof?
Usually algae. A low-pressure soft wash removes it without damaging the shingles.
